| Central Heating | All rooms have Central Heating radiators supplied by an Eco-Friendly biomass boiler. A heated towel rail is also available in the Wet Room. |
| Kitchen | Upright Freezer, Fridge Freezer, Hob, Oven, Dishwasher, Washing Machine (Instructions are on the washing machine door), Microwave, Toaster and Kettle provided. Dinnerware and Cutlery for six are also supplied. Please clean after use. |
| Bedrooms | Three bedrooms are provided, one Master Bedroom and two Twin Bedrooms. The Master Bedroom is situated upstairs and contains a Double Bed, Wardrobe and Tallboy. Both the downstairs and upstairs Twin Bedrooms have two Single Beds and Chest of Drawers. |
| Bathrooms | The cottage contains two bathrooms, one downstairs Wet Room with a walk-in Shower, Toilet and Wash Basin, the other upstairs with Shower, Bath, Toilet and Wash Basin. |
| Living Area | Contains Sofas which can comfortably seat six people, Television with Freeview, DVD Player and Mini Hi-fi. A small library of books/games/DVDs is also provided. |
| Parking | Parking Area for three cars. Cottage is accessed by a single farm track. |
| Outdoor Area | Covered, open Storage Shed available for cycles. A picnic table and chairs seating eight, together with children’s swings and a football goal, are provided, along with a rotary laundry line and clothes pegs. |

| Accessibility | There is a downstairs Wet Room with walk-in Shower, Toilet and Wash Basin and a downstairs Twin Bedroom for easy access. |
| Telephone Landline | There is no Telephone Landline in the Cottage. A telephone kiosk is situated in the village of Llandissilio although Emergency calls can be made from the Farmhouse. |
| Refuse and Collection | A supply of black refuse bags and bin liners are kept under the sink. Please dispose of the bin bags in the metal bin situated in the shed at the end of the cottage. Refuse collection is on Thursday morning. |
| Smoking Policy | Please do not smoke in the cottage. There is plenty of room outside and ashtrays are available in the outside shed if weather is poor. |
| Arrivals / Departures | The property will be ready for Arrivals at 03:00pm. Please vacate the property by 10.30am on your departure day. Please leave the keys in the storage box outside the cottage or return them to the farmhouse. |
| Fire Prevention | In case of fire, a small fire extinguisher and fire blanket have been provided and are kept in the unit above the sink. Smoke and heat alarms have been installed throughout the property. |
| First Aid | A first aid box is provided and is kept in the unit above the sink. |
| What we do NOT provide | Things such as soaps, washing up liquid, washing powder, etc are not provided. |
| Christmas Period | Decorations can be provided upon request. |
| Pets | Sorry, no pets are allowed in the cottage. |
| Horses | Horses are welcome although there is a £100 per horse per week charge for stabling and grazing. Unfortunately horse transportation cannot be provided. |
